Marketing Your Property
We put a strong focus on securing the highest quality tenants for our landlords. Online advertising allows us to reach potential tenants on a 24/7 basis. When your property is managed with Ray White Richmond we provide a complementary marketing package including photography, online advertising, window cards, professional listing brochures and access to a huge pool of approved tenants through our internal marketing system.
Getting the right tenant is arguably the most important part of the entire tenancy process. We combine our years of experience and skills with comprehensive tenant checks to ensure we find the perfect tenant for your investment. Tenant checks include reference, credit and police checks as well as a full rental history conducted on every single applicant applying for your property.
Agreement, Bond & Inspection
The residential tenancy agreement is a comprehensive contract between the tenant and Ray White Richmond outlining the terms and agreements for the tenancy. Before handing over keys to your property, four weeks rent is collected from the tenant as a bond against your property which is then lodged with the Ministry of Business, Innovation and Employment. A full property condition inspection report along with photos are also provided.
We have a zero tolerance policy for rent arrears and do not tolerate missed payments by our tenants. This policy is carefully explained to all tenants at the start of the tenancy to avoid any misunderstandings. Our Property Managers are pro active in keeping on top of rental payments.
Regular property inspections are critical to safeguard your investment property. Our Property Managers follow a systematic inspection program, once a routine inspection has taken place you will be provided with a comprehensive report which will highlight any maintenance issue that require attention. Routine inspections are carried out every three months and are also the most effective way to ensure the tenant is meeting their expectations as outlined in their tenancy agreement.
Maintenance & Repairs
Providing on going care and maintenance to your property is in your best interests to ensure rental levels remain consistently high in relation to the market. Any repairs to your property will be carried out up to your pre-approved disbursement level, we will consult you prior to any repairs or maintenance needed over and above this level. If attention is not taken to repair small problems they can quickly become more serious and very costly.
End of Tenancy
Once we receive notice that a tenant wants to vacate your property we will take all the necessary steps for a smooth end of tenancy transaction. Your property will be listed as available to rent immediately unless otherwise advised. We will work in with the current tenants to allow for viewings to potential applicants and conduct a final inspection to ensure your property has been left in good condition, once satisfied we will refund the bond and start the rental management process again.
