Moving to Richmond or the wider Nelson Tasman region is easier when you test how a home will work for an ordinary week. Begin with the places you need to reach, the type of property you want to maintain and the services you rely on. Then compare actual addresses, rather than choosing from a regional lifestyle description alone.

These are starting points for an existing regional search, not rankings or promises about every property within them.
Our Richmond locality guide explains council and property checks. For different settings, read the existing Nelson City and Tasman District guides.
The official eBus routes and timetables, checked on 23 October 2026, list Route 1 between Richmond and Nelson via Waimea Road and Route 2 via Rocks Road. The network also lists Wakefield and Motueka express services. Check the relevant stops, operating days, timetable, fares and service notices for your own journey; not every route runs to the same pattern.
Try the school or work trip at the time you expect to travel. For cycling or walking, check the whole route, including road crossings, gradients, lighting and the connection from the house. An off-road recreational trail nearby does not establish a suitable door-to-door commute.
Confirm enrolment zones, availability and enrolment requirements directly with the school or the responsible Ministry source. Visit where possible and test the journey rather than assuming a whole suburb sits within one zone. Our Buy guides include a schools and amenities resource to help start that research.
Contact healthcare providers directly about enrolment, availability and the services your household needs before moving. Check internet and mobile coverage at the actual address, together with electricity, water, wastewater, rubbish collection and any rural servicing arrangements. Arrange continuity for prescriptions, care, pets and other essential needs in advance.
Allow for moving costs, temporary accommodation if needed, insurance, council rates, utilities, commuting and ongoing maintenance. Obtain property-specific quotes instead of treating a regional average as your budget. A larger section, body corporate, private access or on-site wastewater system can add responsibilities that are easy to miss at an open home.
For a rental-property purchase, our rental yields and ownership costs guide separates dated Richmond bond data from a fictional calculation example. Those rental figures are not a purchase-price guide or a promise of income. For your own home purchase, discuss finance and settlement timing with your adviser and lawyer.
Assess the individual home’s orientation, seasonal shading, ventilation, heating and outdoor shelter. Visit at different times where possible. A regional reputation does not tell you how much winter sun reaches a particular living room.
Look at the actual streets, crossings, routes, amenities and property access relevant to your household. Visit at different times, review current official information and speak directly with schools and service providers. Broad safety rankings are not a substitute for those checks.
Confirm your employment arrangements and journey requirements before choosing a home. For remote work, test address-specific connectivity and check space, privacy, power needs and any restrictions on business use. Do not assume a regional industry description guarantees job availability.
