A council rating value and an estimate of what a property could sell for answer different questions. A rating value is prepared for rating purposes on a set valuation date. A market appraisal considers current market evidence for a possible sale. Neither is a guaranteed sale price.
Nelson City Council says its latest rating values took effect on 1 September 2024. These values are used for rates until 1 July 2028, with the next revaluation scheduled for 1 September 2027. Check the Council’s current rating valuation information for your property and for any later updates.
Tasman District Council’s latest district revaluation took effect on 1 September 2023. The Council explains that rating valuations are prepared to help allocate rates and do not necessarily represent the current market value of an individual property. A real estate salesperson’s appraisal is an estimate prepared for a proposed sale using relevant comparable sales and other market information. It is not a registered valuation, and it does not guarantee what a buyer will pay. The Real Estate Authority explains what an appraisal should contain in its appraisal guidance.
A registered valuation is prepared by a registered valuer for a particular purpose and may be required by a lender, lawyer, court or other decision-maker. Ask the person requesting it what kind of valuation they need. A rating value or sales appraisal may not meet that requirement.
